Wayne R. Gioioso, Jr. | President

Wayne R. Gioioso, Jr. began his real estate career in 1984. In 1987 he founded Mid-Atlantic Properties, Inc., (“MIDAP”) and currently serves as President. Wayne’s wide range of experience in commercial real estate brokerage, management, leasing, acquisitions, construction and development, along with his market knowledge have allowed MIDAP to purchase and develop a substantial portfolio of properties in the Mid-Atlantic region. Wayne’s energy and passion for the business along with his entrepreneurial spirit are the cornerstone of the company’s success. During the course of his 34 year real estate career, Wayne has earned a number of awards and honors including Baltimore Business Journal’s “Top 40 Under 40” and was a finalist for Ernst & Young’s “Real Estate Entrepreneur of the Year”. Wayne is actively involved in the community and is a board member of: Cristo Rey Jesuit High School, Loyola Blakefield High School, Johns Hopkins-External Affairs, Maryland State Fairgrounds, Howard Bank Advisory Board, Baltimore County Economic Development Commission, Towson Urban Partnership and GB Charities.

Benjamin Dabrowski | Vice President / Senior Asset Manager

Ben Dabrowski has worked in the real estate industry for over 10 years, joining MIDAP in 2011. In his current role as Vice President and Senior Asset Manager, Ben directs Property Management, Building Engineering, and Capital Improvement Projects for MIDAP’s office and retail portfolio. The MIDAP team relies on Ben’s exceptional operational and budgetary insight on a daily basis as the company continues to grow. Ben is currently pursuing his Certified Property Manager designation. A life-long Baltimore local, Ben graduated from Loyola Blakefield and Towson University and is an active member of IREM.

Lily Gioioso | Director of Leasing

Lily Gioioso joined MIDAP in January 2017 and currently serves as the company’s Director of Leasing. In this role, Lily oversees all facets and stages of leasing the MIDAP portfolio, from contacting prospective tenants to negotiating lease terms and overseeing tenant improvements. Lily also helps to maintain the MIDAP website and all social media accounts including Costar, Loopnet, Facebook and Linkedin. Born and raised in Baltimore, Lily graduated from Notre Dame Preparatory School in 2012 and then from Loyola University Maryland in 2016, where she earned her Bachelor’s Degree in Communications with a specialization in Advertising and Public Relations.

Jason Weber | Property Manager

Jason Weber joined MIDAP in January 2016 as a Property Manager. In his position, Jason is responsible for coordinating all property management issues across the MIDAP portfolio. He works closely with Ben Dabrowski to ensure tenants’ needs and requests are handled effectively and efficiently. Jason graduated from the Community College of Baltimore County with an Associate’s Degree in Construction Management and is currently pursuing a Bachelor’s Degree in Real Estate and Economic Development at the University of Baltimore.

Chris Rozankowski | Project Manager

Chris Rozankowski joined MIDAP in 2012 as a Building Engineer of the company’s Towson portfolio and currently serves as Project Manager for MIDAP’s entire portfolio. In this role as project manager, Chris oversees and coordinates all building construction, maintenance work and tenant improvement projects. He is currently pursuing his Accredited Commercial Management certification (ACoM).

Sue Mistretta | Controller

Sue Mistretta joined MIDAP in 2015 with over 20 years of accounting experience. She began her career with Arthur Andersen then moved to various accounting roles including several years in property management. Her extensive experience serves her well in her role as MIDAP’s Controller, in which she oversees all financial aspects of the company. Sue graduated from Le Moyne College in Syracuse, New York, with a Bachelor’s Degree in Accounting and has also has been a licensed real estate agent since 2007.

Maria DiPietro | Staff Accountant

Maria DiPietro joined MIDAP in 2012 as a Staff Accountant with several years of accounting experience. As part of her role at the company, Maria is in charge of all accounts payable and accounts receivable. Maria also assists Sue Mistretta with all day to day accounting activities and coordinates lease administration across the MIDAP’s entire portfolio. Maria is currently pursuing a Bachelor’s Degree in accounting at the University of Baltimore.

Courtney Miller | Executive Assistant to the President

Courtney Miller joined MIDAP in 2016 as the Executive Assistant to the President with extensive prior experience supporting CEO’s, directors, and managing partners in the Baltimore area. In her current role, Courtney assists the President in all areas of MIDAP’s business and daily operations. Courtney graduated from Towson University with a Bachelor’s Degree in Mass Communication. She is also a certified yoga instructor and teaches corporate wellness meditation classes in her spare time.

Eddie Ritenour | Lead Building Engineer

Eddie Ritenour joined MIDAP as the Lead Building Engineer with over 16 years of experience in his field. As Lead Building Engineer, Eddie oversees the building systems of MIDAP’s entire Towson portfolio. Prior to joining MIDAP, Eddie worked as building engineer for COPT at 100 Light Street – Legg Mason building. Eddie also previously worked at the National Aquarium in Baltimore, where he served as a Multi-trade Technician and Pump Mechanic.

Rick Fulford | Property Maintenance Supervisor

Rick Fulford joined MIDAP as a Property Maintenance Supervisor. In this role, Rick supervises and implements construction projects and maintenance requests across the entire company’s portfolio. Rick’s skill and expertise has allowed him to work with the larger property maintenance team to ensure these projects are completed to tenants’ satisfaction as efficiently and effectively as possible.

JR Munn | Property Maintenance Supervisor

JR Munn joined MIDAP as a Property Maintenance Supervisor. In this role, JR supervises and implements construction projects and maintenance requests across the entire company’s portfolio and works with the larger property maintenance team to coordinate these projects to tenants’ satisfaction.

Paul Akaolisa | Parking Supervisor

Paul joined the MIDAP team with more than 12 years in business management and customer service experience as a Parking Supervisor. In this role, Paul oversees MIDAP’s parking operations across the company’s portfolio. With a keen interest in customer satisfaction, Paul has used his entrepreneurial and customer service skills to help MIDAP increase parking revenue, reduce costs and maintain quality control and customer satisfaction. Paul is currently pursuing his Associate’s Degree in Applied Science at Baltimore City Community College.

Alexander J. Stern, Esq. | General Counsel

Alex Stern joined MIDAP in 2017 as General Counsel. In this role, Alex oversees and coordinates all legal aspects of the business and assists the rest of the MIDAP team with building and land acquisitions, leasing, property management, marketing, human resources, technology, finance, and construction. Alex also assists and advises the President with all strategic initiatives for the company. Alex graduated from Brown University with a degree in economics. After graduation, he spent a year as an English teacher in Thailand. Upon return to the states, Alex worked on the legislative staff of United States Senator Barbara A. Mikulski (D-Md.) in Washington, D.C. Alex then graduated cum laude from the University of Maryland School of Law where he served as an editor of the Maryland Law Review. Following law school, Alex worked at Arent Fox LLP in Washington, D.C. in the real estate practice group, where he gained experience in commercial real estate financing, leasing, and acquisitions.

Kaylie Gioioso Stern, Esq. | In-House Counsel

Kaylie Gioioso Stern joined MIDAP in 2017 as In-House Counsel with experience in a wide variety of commercial real estate transactions, including real estate financing, commercial leasing and acquisitions. In this role, Kaylie oversees and coordinates all legal aspects of MIDAP’s operations. Kaylie graduated summa cum laude from Loyola University Maryland with a degree in economics and later magna cum laude from the University of Maryland Francis King Carey School of Law as a member of the Order of the Coif. Following law school, Kaylie worked at Fried, Frank, Harris, Shriver & Jacobson LLP in Washington, D.C., in the real estate practice group.

Jaela Ervin | Intern Administrative Support

Jaela Ervin joined MIDAP in 2017 as an intern from Cristo Rey Jesuit High School where she is currently in her sophomore year. She works closely with Courtney Miller to assist the entire MIDAP office with its day to day operations and has been a valuable addition to the team.
