We are a locally owned and operated commercial real estate investment, development and management company. Mid-Atlantic Properties combines the expertise and resources of a large company with the dedication and familiarity of a small one.

Our relationship with our tenants is paramount. We will do everything we can possibly do to insure all the needs of our tenants are met.

Wayne R. Gioioso, Jr. | President

Wayne R. Gioioso, Jr. began his real estate career in 1984. In 1987 he founded Mid-Atlantic Properties, Inc., (“MIDAP”) and currently serves as President. Wayne’s wide range of experience in commercial real estate brokerage, management, leasing, acquisitions, construction and development, along with his market knowledge have allowed MIDAP to purchase and develop a substantial portfolio of properties in the Mid-Atlantic region. Wayne’s energy and passion for the business along with his entrepreneurial spirit are the cornerstone of the company’s success. During the course of his 32 year real estate career, Wayne has earned a number of awards and honors including Baltimore Business Journal’s “Top 40 Under 40” and was a finalist for Ernst & Young’s “Real Estate Entrepreneur of the Year”. Wayne is actively involved in the community and is a board member of: Cristo Rey Jesuit High School, Loyola Blakefield High School, Johns Hopkins-External Affairs, Maryland State Fairgrounds, Howard Bank Advisory Board, Baltimore County Economic Development Commission, Towson Urban Partnership and GB Charities.

Benjamin Dabrowski | Vice President / Senior Asset Manager

Ben has been with the firm since 2011.  In his new role, Ben will be directing Property Management, Building Engineering, and Capital Improvement Projects for Mid-Atlantic’s Office and Retail Portfolio.  He will be relied on for his operational and budgetary insight as Mid-Atlantic continues to experience growth.  Ben has over 10 years in the industry and is currently pursuing his Certified Property Manager designation.  A life-long Baltimore local, Ben is a graduate of Loyola Blakefield and Towson University, and an active member of IREM. 

Lily Gioioso | Director of Leasing

Lily Gioioso serves as the Director of Leasing. Lily oversees all facets of leasing the Mid-Atlantic Properties portfolio. Lily also helps maintain the Mid-Atlantic Properties website and all social media accounts including: Costar, Loopnet, Facebook and Linkedin. Lily graduated from Notre Dame Preparatory School in 2012. She then graduated from Loyola University Maryland in 2016, where she earned her Bachelor’s degree in Communication, specializing in Advertising and Public Relations.

Jason Weber | Property Manager

Jason is responsible for coordinating all property management issues across our portfolio under the direction of Ben Dabrowski. Jason is a graduate of CCBC with an Associate in Construction Management. He currently attends the University of Baltimore in pursuit of his Bachelors in Real Estate and Economic Development.

Chris Rozankowski | Project Manager

Chris serves as Project Manager overseeing all building construction projects, maintenance and tenant improvements for our entire portfolio. Chris joined Mid-Atlantic Properties in 2012 as a Building Engineer of our Towson portfolio. He is currently pursuing his Accredited Commercial Management certification (ACoM).

Sue Mistretta | Controller

Sue Mistretta serves as Controller overseeing all financial aspects of Mid-Atlantic Properties. She has over 20 years of accounting experience. Sue began her career with Arthur Andersen then moved to various accounting roles including several years in property management. She graduated from Le Moyne College in Syracuse, NY with a Bachelor’s Degree in Accounting. She also has been a licensed real estate agent since 2007.

Maria DiPietro | Staff Accountant

Maria is in charge of all accounts payable & accounts receivable, as well as assisting the controller with day to day accounting activities. Maria also coordinates all Lease administration. She is currently pursuing an accounting degree at the University of Baltimore. Maria comes to Mid-Atlantic Properties with several years of accounting experience.

Courtney Miller | Executive Assistant to the President

Courtney Miller is the Executive Assistant to the President of Mid-Atlantic Properties. She assists the President in all areas of the company. Previously she has supported CEO’s, Director’s & Managing Partners in the Baltimore area. She is also a certified yoga instructor and teaches corporate wellness meditation classes. She has a Bachelor’s Degree in Mass Communication from Towson University.

Eddie Ritenour | Lead Building Engineer

Eddie joins Mid-Atlantic Properties as Lead Building Engineer for our Towson Portfolio. Eddie has over 16 years of experience as a Building Engineer. Prior to joining Mid-Atlantic, he was a Building Engineer for COPT at 100 Light Street – Legg Mason building. Eddie has also worked at the National Aquarium in Baltimore serving as a Multi trade Technician and Pump Mechanic.

Property Maintenance Supervisor for Mid-Atlantic Properties’ numerous commercial office and retail buildings throughout the region.

Paul Akaolisa | Parking Supervisor

Paul has more than 12 years in Business management and customer service experience. Paul currently oversees all of Mid-Atlantic Properties parking operations. With a keen interest in customer’s satisfaction, Paul has used his entrepreneurial and customer service skills to help Mid-Atlantic Properties substantially increase revenue, reduce cost and maintain quality control and customer satisfaction. Paul is currently in pursuit of his Assoc. Degree in Applied Science at BCCC. 

Alexander J. Stern, Esq. | General Counsel

Alex Stern serves as General Counsel for Mid-Atlantic Properties, Inc. (“MIDAP”). In this role, Alex oversees and coordinates all legal aspects of the business. Additionally, Alex assists the rest of the MIDAP team with building and land acquisitions, leasing, property management, marketing, human resources, technology, finance, and construction. Alex also assists and advises the President with all strategic initiatives for the company.

Alex graduated from Brown University with a degree in economics. After graduation, he spent a year as an English teacher in Thailand, where he helped lead the school’s English immersion program. When he returned to the states, Alex worked for two years on the legislative staff of United States Senator Barbara A. Mikulski (D-Md.) in Washington, D.C. Alex then graduated cum laude from the University of Maryland School of Law where he served as an editor of the Maryland Law Review. Following law school, Alex worked at Arent Fox LLP in Washington, D.C. in the real estate practice group, where he gained experience in commercial real estate financing, leasing, title review, and acquisitions.

Kaylie Gioioso Stern, Esq. | Attorney

Kaylie Gioioso Stern is an attorney with experience in a wide variety of commercial real estate transactions, including real estate financing, commercial leasing and purchase and sale agreements. Kaylie graduated summa cum laude from Loyola University Maryland with a degree in Economics. She attended law school at the University of Maryland Francis King Carey School of Law where she graduated magna cum laude and as a member of the Order of the Coif. Following law school, Kaylie worked at Fried, Frank, Harris, Shriver & Jacobson LLP in Washington, D.C., in the real estate practice group. She recently returned to Baltimore to be a part of the Mid Atlantic Properties team.
